  • Perform a background check to verify identity, income, credit history, rental history, etc.
  • Choose best qualified tenant according to pre-defined tenant criteria

Tenant Relations

  • Draw up leasing agreement
  • Confirm move in date with tenant
  • Go through entire lease guidelines & addendums with tenants regarding all aspects and terms of lease & whats expected
  • Ensure all agreements have been properly executed
  • Collect first months rent and security deposit
  • Set-up tenant into the system & scan all info. for owner to see.
  • Handle all tenant phone calls, update paperwork, etc.

Rent collection

  • Receiving rents & scanning all checks into the system
  • Adding late payments & enforcing late fees
  • Sending out late notices
  • Call all delinquent tenants and/or case workers


  • Sending proper 3 day notices
  • Coordinate with attorney & supply propery paperwork to proceed with eviction
  • Representing owner in court
  • Make appointment with law enforcement to remove tenant and tenants possessions from unit
